Treasure map XII is a treasure map in Kingdom Come: Deliverance.

Buy from Miller Peshek.
Requirements
What you need: Lockpick (Hard Difficulty lock).
Treasure Location
Ride to the mill south of Rattay (not Peshek's, that's the one to the north). Stop at the crossroads in the mill and look south. There's a path that cuts into the woods. Follow it and you'll come across a well and some ruined stone walls. Keep following the path and you'll discover a "woodland garden" (you'll unlock an actual marker for the world map).
Continue to follow the path up the hill. Once it turns to the east (right after the last garden patch), stop following it and go south-eastish into the woods and up a small hill. You'll find the cabin pictured in the treasure map and another "woodland garden" marker for your world map.
Inside the cabin (entrance is next to the small pond), you'll find the chest (Hard Difficulty Lock).
